South Florida is in the middle of an unprecedented wave of ultra-luxury new development. Between 2026 and 2030, more than 25 major pre-construction projects are scheduled to deliver across Miami-Dade, Broward, and Palm Beach counties — a pipeline that has redrawn the skylines of Brickell, Sunny Isles Beach, Edgewater, West Palm Beach, and Fort Lauderdale, and continues to set new ceilings for what buyers will pay per square foot.
Pricing has moved decisively upward. Branded residences are averaging $1,500 to $4,000 per square foot on signed contracts in 2025 and 2026, compared with roughly $800 per square foot five years ago. Trophy penthouses at Six Fisher Island, Rivage Bal Harbour, and the Aman Miami Beach have closed or are under contract well above $5,000 per foot, while waterfront-adjacent product in Brickell and Edgewater is consistently absorbing at price points unheard of in South Florida's prior cycles.
The demand is migration-driven and global. New York, Chicago, and Los Angeles transplants continue to anchor the buyer pool, joined by sustained international capital from Latin America, Europe, and the Middle East. State-tax arbitrage, year-round climate, and the maturation of South Florida's cultural and financial infrastructure have transformed pre-construction luxury condos from second-home assets into primary residences for many of these buyers.
By Haute Living's count, more than $15 billion in luxury new construction is currently underway across the tri-county region — the largest concentration of branded and ultra-luxury residential pipeline in the United States.
