Overview

A 150-year European hospitality dynasty makes its U.S. residential debut — two 23-story towers, 132 residences, and a service philosophy borrowed directly from the Kempinski hotel canon.

About Kempinski Residences Miami Design District

Kempinski Residences Miami Design District is the European hospitality icon's first U.S. residential project — two 23-story towers with 132 corner residences and six townhomes, anchored at 3801 & 3883 Biscayne Boulevard in the heart of the Design District.

Architecture by Arquitectonica, interiors by the Rockwell Group, and landscape design by Enea. Approximately 70,000 square feet of indoor and outdoor amenities span the two towers — including an 85-foot lap pool, full spa, padel court, beach-entry pool, golf simulator, private dining, and a dedicated house car for each tower. Day-to-day operations are managed directly by Kempinski, bringing 150 years of European hospitality service standards into the residential environment.

Pricing starts at $3.7M (two-bedroom), $4.65M (three-bedroom), and $5M (four-bedroom). Completion anticipated Q4 2029. Sales by ISG World.

The Neighborhood

The Miami Design District is a pedestrian-scale luxury enclave of art, fashion, and gastronomy — home to the densest concentration of luxury retail in the southeastern United States. Kempinski Residences sits within this cultural corridor, where residents walk to Louis Vuitton, Dior, the ICA Miami, and the neighborhood's Michelin-starred restaurants. The district's intimate 18-block footprint ensures a curated, non-suburban lifestyle rare in South Florida.

Market Snapshot

Kempinski's entry into the Design District marks Europe's oldest luxury hotel group establishing its first Americas residential property. At 132 residences from $3.7M, the Arquitectonica-designed tower targets HNW buyers seeking branded service in a non-waterfront, design-centric setting — a category with no direct competition in Miami. The submarket's institutional interest, cultural gravity, and limited vertical supply support premium PSF relative to comparable mid-rise neighborhoods.
