Overview

Cipriani Resort, Residences & Casino is the first South American branded residence by Cipriani — a transformative oceanfront development in Punta del Este, Uruguay, designed by Rafael Viñoly Architects with interiors by Hassen Balut. Set on the historic Hotel San Rafael site along Playa Brava, it will be the largest luxury resort in South America: three residential towers ranging from 30 to 60 floors, anchored by a faithful reconstruction of the original Tudor-style hotel, a casino, beach club, spa, and Cipriani's signature dining.

About Cipriani Punta del Este

Perched along the shores of the Atlantic Ocean within Uruguay's serene seaside city of Punta del Este, Cipriani Resort, Residences & Casino represents a timeless vision of classic European coastal living. Designed by celebrated architect Rafael Viñoly in collaboration with Cipriani, this transformative development will breathe new life into the historic Hotel San Rafael site, a revered symbol of sophisticated glamour in Punta del Este. Conceived by renowned interior architect Hassen Balut, the sophisticated interiors are designed to enhance the picturesque views of Punta del Este and beyond — featuring custom kitchens designed for Cipriani, marble floors imported from Italy, sweeping ocean views of Playa Brava or Playa Mansa, and 3.4-meter-high ceilings, with private terraces reserved for half-floor and full-floor homes. Residences range from 2-bedroom corner homes (2,185 sq ft / 203 sqm) to half-floor and full-floor residences and a five-bedroom duplex penthouse spanning 17,327 sq ft (1,620 sqm). Owners enjoy direct access to Cipriani's 17,000-square-meter resort and casino — the first of its kind in South America — including Cipriani's signature restaurant and Harry's Bar, an oceanfront beach club, holistic spa, indoor and outdoor pools, golf simulator, indoor squash court, bowling alley, and the Cipriani residential concierge.

The Neighborhood

Punta del Este is South America's most exclusive resort destination — a peninsula flanked by the Atlantic and the Río de la Plata where Buenos Aires society, São Paulo families, and international jet-setters converge every southern summer. The town offers world-class dining, art galleries, vineyards, championship golf, and beaches that rival the Mediterranean. Cipriani Punta del Este sits between Playa Brava and Playa Mansa, the peninsula's two most coveted coastlines.

Market Snapshot

Punta del Este's trophy residential market is driven by Argentine, Brazilian, and European demand for hard-currency real estate outside their home countries. Cipriani's 60-story Rafael Viñoly-designed tower introduces a pricing tier previously unseen in Uruguay — from $2M to $15M — positioning it as the market's first ultra-luxury branded vertical. Limited to 65 residences, it appeals to buyers seeking a second-home hedge in a politically stable, tax-favorable jurisdiction.
