Every month, The Haute 20™ re-ranks South Florida’s most in-demand new luxury developments using a weighted index built on Buyer Interest, Market Momentum, Editorial & Search Interest, and AI Visibility — the same signal set that increasingly shapes how UHNW buyers discover and vet a building before ever stepping onto a sales floor. Here is what shaped September’s movement, development by development.
1. The Residences at Mandarin Oriental, Miami

Takes #1 this month on strong AI Visibility and sustained search/editorial interest. Nearly $100M in penthouse sales reported March 2026; site cleared post-implosion with master permit issued July 2026; 326 residences from $4.275M, delivery est. 2030.
2. The St. Regis Residences, Miami — Brickell

Climbs to #2 after Business Times and Bloomberg reported a $47M penthouse purchase, alongside ~80% sold and roughly $900M in reported sales. No verified change to the $5M entry price.
3. Waldorf Astoria Residences Miami

Biggest established-project gain of the month — construction reportedly reached level 85 with the ninth and final cube underway. Press (not developer-confirmed) reports ~90% sold and pricing from ~$3.15M.
4. The Residences at Mandarin Oriental, West Palm Beach

Climbs on continued momentum, up from #9 in August to #4 in September, as sustained buyer and search interest build ahead of its own #1 run. 87 residences from $3.9M, delivery est. 2030.
5. Bentley Residences Sunny Isles Beach

Trades places with Banyan Tree Residences this month as construction visibility grows — Dezer Development’s 62-story tower moved beyond Level 7. 216 residences from $5.8M, delivery est. 2028.
6. Cipriani Residences Miami

Slips after a quieter August–September news cycle; its ~950-ft top-off and 80%+ sold milestone were reported in July, outside this month’s window. 397 residences from $1.6M.
7. THE WELL Coconut Grove

Climbs on continued sales visibility — Bisnow cited the project as more than half sold. 194 residences from $1.5M, delivery 2028.
8. Banyan Tree Residences West Palm Beach

Trades places with Bentley Residences this month after a unanimous Downtown Action Committee approval in August permitting a 5.5 FAR via Transfer of Development Rights. 88 residences from $1.8M.
9. Villa Miami

Enters the ranking this month, filling the slot vacated by the Ritz-Carlton West Palm Beach’s exit. 72 residences from $5.8M to ~$22M; construction reached 37 floors by May 2026.
10. Four Seasons Private Residences Coconut Grove

Advances as its 20-story construction program goes vertical. 70 residences from $5.62M to ~$45M, delivery est. 2027.
11. Mr. C Residences West Palm Beach

Rises after Florida YIMBY reported construction progressing on the 27-story tower and sales exceeding 85%. 146 residences from $1.4M.
12. Rivage Bal Harbour

Enters the top 10 after an August 9 marketing reveal centered on a $75M penthouse. 56 residences from $13.5M to $75M, delivery est. 2027.
13. Pagani Residences

New at #13 after its official groundbreaking in North Bay Village. 70 residences, pricing and delivery still undisclosed.
14. Kempinski Residences Miami Design District

Rises on August interiors visibility from Rockwell Group’s reveal. 132 residences from $3.7M, delivery Q4 2029.
15. South Flagler House

Holds steady; August coverage limited to road/sidewalk closure notices indicating ongoing construction. 108 residences from $5.7M–$29.2M, delivery Q3 2027.
16. The St. Regis Residences, Sunny Isles Beach

New at #16 after Florida YIMBY reported completed South Tower foundation work. 174 residences from $5M, delivery est. 2028.
17. The Residences at Six Fisher Island

Gains after Profile Miami reported the project nearing completion. 50 residences from $15M, delivery late 2026.
18. Olara

New at #18 after appearing in Haute Residence’s September pre-construction roundup. 275 residences, $2M–$10M, delivery Q4 2026–2028.
19. Rosewood Residences

Declines 12 places on no measurable August–September change; its top-out in February falls outside this window. 70 residences from $5.95M, delivery 2027.
20. Maison d'Or South Flagler

Enters from the watchlist with sales open. 39 residences from $5.8M–$15M, delivery Q4 2028.
