Bal Harbour Shops Enters a New Era With a Major Luxury Retail Expansion

More than 30 new boutiques and expanded flagships, a returning China Grill, and phased openings through 2028 shape the family-owned destination’s next chapter.

Bal Harbour Shops is preparing for its next chapter with an expansion that will add approximately 200,000 square feet of retail, dining, and experiential space to the Whitman family–owned destination in Bal Harbour, Florida. Led by fourth-generation owner and CEO Matthew Whitman Lazenby, the project brings more than 30 new boutiques and expanded flagship spaces, with openings unfolding in phases through 2028.

The financial scale is substantial: Whitman Family Development has secured a $740 million construction loan, while the property reports estimated annual sales productivity of $4,200 per square foot, among the highest in the United States. Yet the more interesting proposition is how the open-air shopping destination plans to grow without losing the intimacy that distinguishes it.

“This is not about growth for the sake of growth — it is about evolution,” said Lazenby. “Bal Harbour Shops has always been defined by a very clear point of view: an unwavering commitment to quality, to experience, and to our customer. As that customer continues to evolve, it is our responsibility to evolve with them in a way that feels both natural and necessary. This expansion allows us to do that — thoughtfully, deliberately, and with the same discipline that has guided us for generations.”

The arrival roster brings fashion and jewelry into equal focus. Khaite, Boucheron, Tom Ford, Louis Vuitton, Celine, and Messika are among the brands announced as making their Bal Harbour Shops debuts within the expansion. Eden Gallery, Moorer, Elie Saab, and Paul & Shark further broaden the mix. In the existing center, Toteme and Peserico have recently opened, with Lululemon and Simkhai still to come.

The West Shops will also give established tenants room to expand or relocate. Saint Laurent, Bottega Veneta, David Yurman, Zegna, Graff, and Loro Piana are among those moving into new spaces, alongside The Webster and Zimmermann. Elsewhere within the existing property, Dolce & Gabbana has already expanded. The result is an evolution of the whole destination, rather than a separate wing of new arrivals.

Dining is just as central to the plan. Jeffrey Chodorow’s China Grill will return, while Stephen Starr’s Slim’s has already debuted. The restaurant program will double from five to 10 when the expansion is complete, building on a dining business that the property says generates nearly $70 million annually, supported by established draws including Carpaccio and Makoto. That gives the expansion a compelling rhythm: come for a boutique appointment, stay for dinner.

To celebrate the expansion, Bal Harbour Shops has also partnered with French director and illustrator Geoffroy de Crécy on a series of visual assets. The collaboration continues the property’s appreciation for fashion illustration while offering a creative expression of its next chapter.

Still family-owned, the destination traces its origins to founder Stanley Whitman. The ambition now is not simply to add more shopping, but to give an established luxury address more reasons to linger — with its familiar character intact.
