For years, New York and the Northeast have dominated the conversation around wealth migration to South Florida. More recently, California has emerged as a source of ultra-high-net-worth buyers, with some of the country’s wealthiest individuals turning their attention to Miami. Now, another West Coast market is entering the picture: Seattle.

Four Seasons Private Residences Coconut Grove, the first standalone Four Seasons-branded residential development in Florida, has seen an uptick in interest from buyers in Seattle and the broader Pacific Northwest, a region that has historically had a limited presence in Miami’s real estate market. The activity signals a potential new pipeline of wealth between the Pacific Northwest and South Florida.

The growing interest comes as Washington’s evolving tax landscape raises new questions about where the state’s wealthiest residents choose to live and invest. While Washington has traditionally been considered a tax-friendly state, recent changes to its capital gains tax and the introduction of a new tax on annual income exceeding $1 million, set to take effect in 2028, have brought renewed attention to the financial considerations influencing high-net-worth individuals. Florida, meanwhile, continues to offer the advantage of no state individual income tax, alongside an expanding business community and a thriving luxury residential market.

The migration is not entirely new. Jeff Bezos and former Starbucks CEO Howard Schultz were among the most prominent examples of Seattle’s wealthiest residents establishing themselves in Miami. However, the emerging interest at luxury developments, like Four Seasons Coconut Grove, suggests the appeal of South Florida may be extending beyond a handful of high-profile billionaires to a broader pool of affluent buyers from the Pacific Northwest.

Beyond the financial considerations, Miami has evolved into a destination that offers the lifestyle, connectivity and residential offerings these buyers are seeking. At Four Seasons Coconut Grove, developed by CMC Group and Fort Partners, that appeal is reflected in a waterfront setting overlooking Biscayne Bay, with proximity to Coconut Grove’s yacht clubs, marinas, restaurants and cultural destinations.

The 20-story development, designed by architect Luis Revuelta with interiors by acclaimed Florentine designer Michele Bönan, will feature just 70 private residences. Expansive terraces, panoramic waterfront views and the services and amenities associated with the Four Seasons brand offer an alternative to traditional single-family homeownership, combining privacy with the convenience of a fully serviced residential experience.

As Miami continues to attract wealth from across the country, the emergence of Seattle and the Pacific Northwest as potential feeder markets represents another development in the city’s evolving buyer landscape. While it remains to be seen whether this recent interest will translate into a sustained migration trend, the activity at Four Seasons Coconut Grove suggests that South Florida’s appeal is reaching an increasingly diverse group of affluent buyers, extending well beyond its traditional markets.
