Across all 28 buyer-intent prompts, branded residences accounted for roughly 78% of top-3 AI recommendations. Hospitality, automotive, and fashion brands win consistently — a function of established global recognition, durable training data, and a long tail of authoritative third-party coverage that AI engines weight heavily.
AI engines disproportionately surface penthouses, full-floor residences, corner units, and bayfront villas. Interior stack inventory — even in the highest-Visibility-Score buildings on this Index — appears in fewer than one in five top responses. Marketing concentrated on hero units yields outsized AI visibility for the full building.
The strongest predictor of AI visibility is not square footage, price per foot, or even brand. It is narrative density — the volume and consistency of storytelling about a project across owned media, earned media, and authoritative third-party content. Projects with strong narrative density at every layer outperform peers with stronger fundamentals but thinner content footprints.
Bayfront, oceanfront, and Intracoastal projects out-recall inland luxury at roughly a 3:1 rate. Marina-integrated developments hold a defensible secondary moat among boating-oriented buyers, with Pompano Beach, Fort Lauderdale, and West Palm Beach surfacing as the strongest marina-luxury submarkets.
West Palm Beach saw the largest quarter-over-quarter gain in AI mention share, driven by a wave of branded launches in late 2025 and Q1 2026 (Banyan Tree, Mr. C, Ritz-Carlton, Olara, Forté on Flagler, Nora House) and amplified by sustained press coverage of broader wealth-migration narratives. AI engines reward coordinated launch sequencing.

Universe. Thirty active South Florida luxury new developments. Inclusion criteria: entry pricing of $5M+ on at least one stack; current marketing or active sales; physical presence in Brickell, Downtown Miami, Edgewater, Miami Beach, Surfside, Sunny Isles Beach, Bal Harbour, Bay Harbor Islands, Fisher Island, Coconut Grove, Coral Gables, Miami Design District, Aventura, Hallandale, Pompano Beach, Fort Lauderdale, Boca Raton, Delray Beach, Singer Island, Juno Beach, West Palm Beach, Palm Beach Gardens, or Palm Beach.
Engines tested. ChatGPT, Gemini (with Search Generative Experience), Perplexity (Sonar Pro), Claude (with web search enabled), and Copilot.
Prompts. Twenty-eight buyer-intent prompts across four categories: geographic (8), feature & lifestyle (8), price-tier & status (6), buyer-journey (6).
Scoring. Visibility Score (0–100) is a weighted composite: Appearance Rate (40%), Ranking Position (25%), Sentiment Quality (20%), Factual Accuracy (15%).
Cross-validation. Findings cross-referenced against transaction data from the Beaches MLS and Miami Association of REALTORS® for October 2025 through April 2026.
