South Florida Luxury Market Report: September 2026 Brings 94 $3M+ Closings and $645.4M

Miami-Dade and Palm Beach recorded 94 closings of $3 million or more in September 2026, totaling $645.4 million, according to the Haute Residence Market Report.

Miami-Dade and Palm Beach counties recorded 94 residential closings of $3 million or more in September 2026, totaling $645.4 million, according to the Haute Residence Market Report™ for September 2026. The average sale was $6.87 million, the median sale $4.50 million and the median price per square foot $1,431.

September traded more homes than August without repeating August’s top-end spike. Closings rose 16.0% and total volume gained 3.4%, while the average sale fell 10.9%. The month’s highest sale was $40 million at 608 Island Drive on Palm Beach’s Everglades Island.

Where the money moved

Miami Beach led all markets with $178.5 million across 29 sales, or 27.7% of two-county volume. Miami followed with 14 sales and $79.2 million. Palm Beach traded only five properties but produced $76.3 million on the strength of three $19 million-plus closings, and Boca Raton added 10 sales and $63.0 million.

What September tells us

The market broadened instead of rallying at the top. Palm Beach narrowed the gap with Miami-Dade: its volume rose 56.1% from August. Condos mattered beyond a single trophy sale, contributing $195.6 million, including the $33 million Acqualina penthouse and the $21.9 million One Thousand Museum combination. Press reporting still carries the newest high-value deals: 11 sales worth $211.8 million were verified by The Real Deal but had not yet posted to county deed records.
