The Index benchmarks each development’s presence across five AI platforms — ChatGPT, Claude, Gemini, Perplexity, and Google AI Overviews — tracking whether and how each project appears when buyers, agents, journalists, and investors query the AI engines that are rapidly replacing traditional search.
Why AI Visibility Matters Now
The luxury real estate discovery process is shifting. According to industry data, a growing share of UHNW buyers now begin their property search by querying AI assistants rather than typing into Google. When a buyer asks Perplexity, “Best branded residences in Miami,” the answer it generates — drawn from indexed editorial content, structured data, and web authority — becomes the first impression of a $10 million product.

The July 2026 debut edition of the Haute Living Top 20 ranks the pre-construction and newly delivered projects generating the most demand among ultra-high-net-worth buyers, based on a proprietary methodology combining buyer inquiry volume, editorial coverage frequency, developer activity and launch momentum, and market pricing trajectory.
Cipriani Residences Miami — the 80-story, 397-unit branded tower in Brickell — takes the inaugural No. 1 position. The project’s combination of the Cipriani hospitality brand, Brickell’s concentration of editorial coverage, and strong buyer inquiry volume placed it at the top of both the editorial ranking and the AI visibility benchmark.

Branded Residences Dominate: 19 of 20

The Top 20’s most striking feature: 19 of the 20 ranked developments carry a luxury hospitality brand. Ritz-Carlton appears three times (West Palm Beach, South Beach, Fort Lauderdale). Branded residences across the ranked projects trade at an average of $1,983 per square foot — a 25–35% premium over comparable non-branded product.
