South Florida’s luxury new-development market enters the second half of 2026 with its largest-ever active pipeline: more than 26 branded and ultra-luxury pre-construction projects across Miami-Dade, Broward, and Palm Beach counties, representing an estimated $15 billion-plus in total development value. What Delivered or Neared Completion This Quarter
The Ritz-Carlton Residences, Palm Beach Gardens is the first major branded project targeting 2026 delivery, with construction on its 14-acre Intracoastal Waterway site reaching final stages. The Residences at Six Fisher Island — South Florida’s most exclusive barrier-island address — is on track for late 2026 delivery with residences starting at $15 million and averaging $4,000 per square foot.

Rosewood Residences in Hillsboro Beach, one of the lowest-density luxury oceanfront projects in the region at $5.95 million and up, is nearing completion with a 2027 target.

The average asking price per square foot across Haute Living’s tracked luxury new developments stands at approximately $1,983 — up from roughly $800 per square foot five years ago. Trophy penthouses at Six Fisher Island, Rivage, and Aman have closed or gone under contract above $5,000 per foot.

The newest additions to the South Florida luxury pipeline include Kempinski Residences Miami Design District (from $3.7M, 2029), Pagani Residences in North Bay Village, Fouquet’s Hotel & Residences Miami Design District, and 619 Brickell‘s full-floor and penthouse collection reaching $18.75 million and above.
