Two gated Pacific peninsulas, the estates inside them, and the quiet booking clock that separates the families who get their first choice from the ones who get what is left.

The morning starts before the house does. At Kupuri the surf is audible from the bedrooms, and by the time anyone comes downstairs the chef has been in the kitchen for an hour and the terrace is laid for breakfast under the palapa. Outside the gates, the Riviera Nayarit is going about its Tuesday. Inside them, the only decision anyone has to make is whether the morning belongs to the Pacífico course or to the beach club, and whether lunch is at the house or at Sufi.

This is Punta Mita, and the only address in Mexico that runs the same way is fifteen hundred kilometres up the coast, on a hillside at the tip of Baja. The peninsula

Punta Mita is a gated peninsula north of Puerto Vallarta, and the gate is the point: one road in, a guardhouse, and then roughly fifteen hundred acres of coastline that the rest of the world does not drive through. Two Jack Nicklaus Signature courses — Pacífico, with its celebrated island green, and Bahía — run through it, alongside the Four Seasons and the St. Regis. Across Haute Retreats Punta Mita villas, the collection runs to more than forty estates arranged by community: Kupuri, La Punta, Ranchos, Hacienda de Mita and Lagos del Mar, each with its own character and its own stretch of sand.

The houses are the reason people buy into the idea rather than simply visiting it. Casa Palmasola sits oceanfront behind a two-hundred-foot pool. Estate la Sierra is fully staffed and set in Kupuri, above the beach club of the same name. Villa Pacífica runs to seven bedrooms directly on the sand. Premier Club access opens Kupuri, Pacífico, Sufi and El Surf Club to guests staying inside the gates, which is the difference between a beach and a beach that has been expecting you.

The hillside

Pedregal is Baja’s answer to the same proposition, and a completely different landscape. It climbs a private hillside at the very tip of the peninsula, gated at the road, with the Pacific on one side, Land’s End in view and the Cabo San Lucas marina a short walk down. The compression is the appeal: a house with nothing above it and nothing beside it, ten minutes from dinner. It is one of five enclaves in the company’s Los Cabos villas collection — alongside Palmilla, San José del Cabo, Cabo San Lucas and the Tourist Corridor — in a destination that sits sixth on the company’s 2026 Billionaire Villa Index.

What the two addresses share, beyond the gate, is a winter. Both run their high season December through April, both are dry and warm when the Northeast is not, and both are close enough to the American West Coast to make a long weekend rational. Los Cabos adds the whales: humpbacks migrate past the coast from December into April, and from a Pedregal terrace they are an event that happens during breakfast rather than one that requires a boat.

What staffed actually means here

The word does a lot of unexamined work in this market, so it is worth being exact. Many of the houses on both addresses include a private chef cooking two to three meals a day and daily housekeeping as part of the rental; others offer the same services as additions, arranged in advance at extra cost. A 24-hour concierge sits above the household on every stay regardless.

The practical difference shows up three weeks before arrival, when the household is briefed on the specific family coming — the ages, the allergies, which meals should be occasions and which should simply appear — and the chef is assigned against that brief rather than against a rota. On a gated address at Christmas, when the supply chain is working at its ceiling, that advance work is most of the difference between a house that functions and a house that performs.

Booking it

Here is the part that insiders know and first-timers discover late. The company’s published guidance for Punta Mita asks for twelve to eighteen months’ notice for Christmas, New Year and Easter, with six to nine months comfortable for the January-through-April weeks. Los Cabos asks nine to twelve for the same peak dates. Across the Mexican portfolio — more than two hundred villas spanning Los Cabos, Punta Mita, the Riviera Maya, Tulum and the Oaxaca coast — the guidance is six words long: late December and Easter book first.

Two dates are worth holding onto. Thanksgiving falls on November 26 this year, which is when the Pacific season effectively opens and when the staffed tier on both addresses is already largely spoken for. And Easter 2027 lands on March 28 — the earliest Easter since 2016, and the earliest again until 2035 — which pulls the spring peak forward by a fortnight and puts it inside the same conversation as the holidays rather than after it.

None of which is a reason to hurry so much as a reason to decide. The households that reliably end up in the house they actually wanted are not the ones spending the most. They are the ones who had the conversation a season earlier than everyone else.
