For nearly two decades, I have watched the same scene play out in our offices in Miami, Fort Lauderdale, Boca Raton, and Palm Beach. A family arrives from Manhattan, Greenwich, San Francisco, or Boston. They sit down. The first question is always about the house — the view, the dock, the floor, the building, the gate, the security detail, the comp on the place that just traded down the street. The second question, eventually, is about school.

That order has flipped. And the school question itself has changed.

The families coming through our doors in 2026 are not asking me which Florida private school produced the most senators or the best squash team. They are asking me which school is actually teaching their children how to think, work, and lead in a world where artificial intelligence is no longer a department — it is the operating layer of every industry their children will enter. They are asking, in other words, the only question that matters.

A new joint study from 5W — the AI Communications Firm — in partnership with our team at HL Real Estate Group, the South Florida luxury brokerage powered by Haute Living, has now answered it. The results are striking, and they will reshape the next decade of luxury relocation into this state.

Three Schools. One Coastline.

Of the twelve leading Florida private schools the study audited against a rigorous AI rubric — institutional commitment, a named faculty owner, a public framework, AI coursework formally in the catalog — only three earned Tier A status. All three sit on the South Florida coastline.

Pine Crest School — Fort Lauderdale and Boca Raton — has been integrating AI into its curriculum since 2022 and now exports its pedagogy to peer independent schools through the Pine Crest neXt Innovation Institute. Ransom Everglades, perched on Biscayne Bay in Coconut Grove, runs a cross-disciplinary AI Task Force and offers an Advanced Machine Learning course at the upper-school level that would not look out of place in a graduate program. Oxbridge Academy, on its 54-acre West Palm Beach campus, has elevated Artificial Intelligence to a formal Signature Program — its highest curricular designation — alongside the Free Enterprise Institute and Cambridge Scholars.

That is the list. There is no fourth.

The 70-Mile Corridor

Look at a map and the second finding becomes obvious. These three schools form a single 70-mile spine running from West Palm Beach down through Boca Raton, Fort Lauderdale, Coconut Grove, and Coral Gables. For a family relocating to Florida specifically because of an AI-credible school, the address shortlist is not the state of Florida. It is one coastline.

Pine Crest’s two campuses anchor the Las Olas Isles, Coral Ridge, East Boca, and St. Andrews Country Club. Ransom Everglades pulls families into Coconut Grove, Coral Gables, Pinecrest, and Key Biscayne. Oxbridge defines the school zone for Palm Beach Island, Manalapan, Jupiter Island, and the Palm Beach Gardens corridor. Across the three school footprints, pricing ranges from roughly $3 million for an entry point to north of $40 million for trophy estate inventory. HL Real Estate Group has transacted in all three for almost twenty years.

The Visibility Gap

There is a third finding, and it is the one that should concern every head of school in this state.

Even the three Tier A institutions — schools that are genuinely, demonstrably doing the work — are inconsistently surfaced, and frequently invisible, when a prospective parent asks ChatGPT, Claude, Perplexity, or Gemini which Florida private school is best for an AI-curious child. The curriculum exists. The faculty exists. The framework is published. The indexing has not caught up.

The address decision and the school decision are now made in the same browser tab, in the same afternoon, by the same parent. Our job, increasingly, is to make sure both decisions are informed ones.
