Community has never been more important to homebuyers, yet due to the state of the market, it has never been more difficult to achieve.

The Covid-19 pandemic transformed not just how we live but where we live. Buyers continue to look beyond urban areas, seeking places with more space, a stronger sense of community, and, ultimately, a more affordable lifestyle.

A report from Bank of America found that 51% of young homebuyers aged 18-43 value community and friendly neighbors when purchasing a home. This underscores the importance for real estate professionals to place the community at the core of their efforts to meet evolving buyer expectations.

Persistent Challenges in the Market

With the imminent return of President-elect Trump, experts are speculating on the industry’s future and which economic policies he’ll prioritize. Some are already questioning his proposed approach despite his inability to take action until his inauguration in January 2025.

This is particularly critical as house prices soared this summer, with mortgage rates reaching a 20-year high. Although most experts anticipate a decline in rates by 2025, thanks to slowing inflation and the Federal Reserve beginning to cut rates, this offers little reassurance to anxious homebuyers. The sector needs to become more imaginative if it is to overcome its current challenges.

The Rise of Working From Home

The pandemic transformed how people live and work, driving a notable shift in homebuyer preferences. In 2023, 56% of 125 million full-time U.S. workers said they no longer needed to be in the workplace, realizing they could perform their jobs from home.

With the average U.S. employee saving up to $12,000 annually by working remotely and reclaiming up to 55 minutes daily without a commute, areas offering more space and enhanced well-being will remain in high demand.

How Has This Shift Impacted the Role of Community in a Post-COVID World?

This shift has placed greater importance on community and connection. Homebuyers are no longer just seeking properties to live in but also communities in which to immerse themselves, raise children, and socialize.

Innovative platforms have emerged to meet this need by showcasing the communities behind the properties and helping buyers make informed decisions.

Initiatives Putting Community First

One standout example is Urban Patch, an Indianapolis-based program revitalizing urban spaces through grassroots efforts. Since 2011, they’ve transformed vacant lots into vibrant neighborhoods through projects like Stone Soup Garden, a collaborative community program with Fall Creek Gardens. Initiatives like this are vital, particularly as Indiana’s house prices hit historic highs this summer.

In the media space, American Dream TV is successfully highlighting the appeal of local communities across the U.S. Founded by real estate entrepreneur Craig Sewing American Dream TV brings a fresh perspective to the U.S. housing market by honing in on local communities and the people that characterize them. Whereas most real estate professionals merely sell houses, ADTV provides inspiring stories from local stakeholders. 

Another innovative platform, Front Porch Forum, connects neighbors in Vermont and New York through discussions about local events, fostering trust and safety. By acting as a digital bulletin board, it revitalizes neighborhoods and strengthens community bonds. Forums such as Front Porch, alongside Reddit and Quora, are an excellent way to promote unbiased discussion of community events.

In a challenging real estate landscape, initiatives that prioritize community are reshaping the industry. By listening to what homebuyers truly want and fostering connections, these platforms are sowing the seeds for a brighter future in U.S. real estate.
