Owners hold title to their residences and pay HOA fees the same as any condominium. What distinguishes Cipriani is that the building's dining room, bar, terrace, and hospitality services are run by the Cipriani organization to the standard the brand has built since Harry's Bar Venice opened in 1931.
There are no hotel guests. The Cipriani infrastructure operates as the community's daily social life center — a resident who does not use the dining program has purchased the service infrastructure without the philosophy that makes it distinctive.
