Oceanfront means the property sits directly on the ocean — the lot fronts the ocean with no other structures between the property and the water. The property has direct beach access and the most proximate ocean views available.
Ocean view means the property has views of the ocean from some portion of the residence but does not front the ocean directly. The property may be one or more blocks from the beach, elevated above the surrounding area, or positioned at an angle that allows ocean views without direct ocean frontage.
Value differential: Oceanfront properties command a significant premium over ocean view properties in the same market — typically 30% to 100% more depending on the quality of the oceanfront frontage and the degree of ocean view available from ocean view properties.
Practical differences: Oceanfront properties provide direct beach access without walking or driving. Ocean view properties typically require walking or driving to access the beach. Oceanfront properties are in the highest flood zone designations and carry the highest flood and wind insurance costs. Ocean view properties, if elevated above flood zone, may carry significantly lower insurance costs.
