  • $71M, 2050 Gordon Dr., Gordon Drive Estates, Naples, FL (reported Oct. 22, 2026). Business Observer reports an off-market sale of the newly built Gulf-front estate. The seller trust is linked in county records to Culligan CEO Scott Clawson. Collier County records had not been updated to show the buyer, so it isn't ranked yet. If it's confirmed, it would rank between No. 10 and the $70M ties.

What's not on this list, and why

  • $84M, 2340 Gordon Dr., Naples (Sept. 2026). A land trust managed by the same attorney who manages the trust that owns the neighboring lots acquired the property. The house there has been demolished. It reads more like part of a land assemblage than a home sale, so it isn't ranked.
  • The $237M Key Biscayne estate at 485 West Matheson Drive is a listing, not a sale.
  • Florida's record is still the $225M Port Royal, Naples, deal for three neighboring properties in 2025 (The Real Deal, citing the Naples Daily News). That was last year, so it isn't on this list.

What the 2026 list tells you

  • Florida leads. Five of the 12 verified $70M-plus sales are in Florida: Indian Creek, Palm Beach, Naples, Boca Raton and Manalapan. Redfin's March report called coastal Florida "the center of America's priciest home sales."
  • Records keep falling outside the obvious markets. Miami-Dade ($170M), Orange County ($110M), Boca Raton ($75M) and Hillsborough ($70M) all set local records this year.
  • The top end trades quietly. Emerald Bay, Everglades Island, Aspen and 2100 Gordon traded off-market or without an MLS record, and the East Hampton and Bank St. sales also don't appear on Redfin's list. That's why Redfin's MLS-based "2026 so far" list differs from this one.
  • Discounts happen too. East Hampton's Dune Cottage sold for $72M, about 40% below its original $120M ask (The Real Deal).
