Executive Summary

The front door has moved.

The ultra-wealthy real estate buyer journey is being rewired in real time. A buyer asking ChatGPT, Gemini, Perplexity, Claude, or Copilot for the best new luxury residences in South Florida today receives a curated, AI-shaped shortlist before ever speaking to a broker. The Haute Living South Florida Luxury Visibility Index, the first study of its kind, measures which projects make that shortlist.

Five findings that matter
  1. Branded residences out-recall non-branded approximately 4 to 1.
  2. Trophy units carry the building. AI surfaces penthouses and corner residences, not interior stacks.
  3. Story beats square footage. Narrative density is the strongest predictor of visibility.
  4. Waterfront wins by a 3:1 margin. Marina-integrated projects hold a defensible secondary moat.
  5. West Palm Beach is the fastest-rising submarket on the Index.
Why this matters now

Florida is one of the hottest real estate markets in the United States, and the demographic story behind it is structural, not cyclical. Wealth migration from the Northeast and West Coast, multigenerational household formation, business relocation, and a no-state-income-tax policy backdrop continue to concentrate UHNW demand on the South Florida coast. Buyers, brokers, developers, and lifestyle brands need to understand this market with the same rigor they bring to public equities. Understanding how AI engines now mediate the discovery layer of that market is no longer optional.

The Five Findings

Patterns shaping the AI buyer journey.

Finding 01
Branded residences out-recall non-branded 4 to 1.

Across all 28 buyer-intent prompts, branded residences accounted for roughly 78% of top-3 AI recommendations. Hospitality, automotive, and fashion brands win consistently — a function of established global recognition, durable training data, and a long tail of authoritative third-party coverage that AI engines weight heavily.

Finding 02
Trophy units carry the building.

AI engines disproportionately surface penthouses, full-floor residences, corner units, and bayfront villas. Interior stack inventory — even in the highest-Visibility-Score buildings on this Index — appears in fewer than one in five top responses. Marketing concentrated on hero units yields outsized AI visibility for the full building.

Finding 03
Story beats square footage.

The strongest predictor of AI visibility is not square footage, price per foot, or even brand. It is narrative density — the volume and consistency of storytelling about a project across owned media, earned media, and authoritative third-party content. Projects with strong narrative density at every layer outperform peers with stronger fundamentals but thinner content footprints.

Finding 04
Waterfront wins by a 3:1 margin.

Bayfront, oceanfront, and Intracoastal projects out-recall inland luxury at roughly a 3:1 rate. Marina-integrated developments hold a defensible secondary moat among boating-oriented buyers, with Pompano Beach, Fort Lauderdale, and West Palm Beach surfacing as the strongest marina-luxury submarkets.

Finding 05
West Palm Beach is the fastest-rising submarket.

West Palm Beach saw the largest quarter-over-quarter gain in AI mention share, driven by a wave of branded launches in late 2025 and Q1 2026 (Banyan Tree, Mr. C, Ritz-Carlton, Olara, Forté on Flagler, Nora House) and amplified by sustained press coverage of broader wealth-migration narratives. AI engines reward coordinated launch sequencing.

Strategic Implications

Three audiences, three sets of actions.

For developers and sponsors

  • Audit your AI visibility now. Establish a baseline; every downstream marketing decision depends on it.
  • Build narrative density at every layer. Press alone is insufficient. Wikipedia, architecture features, hospitality trades, and authoritative broker analyses each contribute incremental visibility.
  • Engineer hero units for AI capture. Trophy units are the gateway to building-level recall.
  • Treat brand storytelling as infrastructure, not campaign. Stories must be durable across LLM training refreshes.

For luxury brokers and brokerages

  • Show up where the buyer starts. AI engines are now a primary acquisition channel.
  • Use Index data to advise sponsor clients. Brokers who interpret and act on Visibility Scores shift from listing executor to strategic advisor.
  • Differentiate by submarket fluency. AI engines reward specificity. Brokers known for a single submarket or product type accumulate disproportionate AI mentions.

For UHNW buyers

  • Triangulate across engines. No single engine has a complete picture.
  • Verify factual claims at the sales gallery. Visibility does not equal accuracy.
  • Look for the consistency signal. Projects appearing across all five engines and all five buyer-intent categories carry a quality signal worth weighting.
From the Publishers

Two voices, one moment.

The wealthy buyer journey has fundamentally changed. Twenty years ago it started with a magazine. Ten years ago it started with Google. Today it starts with a question typed into an AI. Our buyers are showing up to showings already pre-qualified on three or four projects an algorithm picked for them. The developers and brokers who understand this are going to define the next decade of South Florida luxury.
Seth Semilof — Co-Founder, Haute Living & Broker, HL Real Estate Group
Generative engine optimization isn't a marketing tactic. It's the front door to the consumer — any consumer. Those that rank inside AI engines are going to capture the buyers. The ones that don't won't even know what they lost. The future is here. As one who lives in Israel — one of the global capitals of artificial intelligence — AI companies and Florida are both growing very quickly. It's a fascinating time to be alive.
