$27 Million Ranch Sells in Woody Creek

Aspen Valley Ranch

A Woody Creek property once listed for $88 million sold for $27 million on Aug. 30, according to real estate blog The Aspen Skinny. The 813-acre Aspen Valley Ranch is one of the largest properties in the upper Roaring Fork Valley. It was put on the market in 2008, and was then acquired by Alpine Bank in 2012. When taken over by the bank, it was listed for $52 million, down from $59 million in late 2010. The transactions marks the second highest real estate sale in Pitkin County this year.

Tucked into the red rock canyon on Upper River Road in Woody Creek, the property includes a five-bedroom/five-bath main house, a ranch manager’s cabin, a new 10-stall barn, pastures, senior water rights, trails, and views in all directions.

The blog reports that the new owner, AVR AH LLC, is an entity which is reportedly connected to the local Souki family, who are also the new owners of Coldwell Banker Mason Morse.
